Local businesses look for relocation options

Local businesses in the projected path of a proposed luxury hotel on College Avenue are looking for relocation options.

The hotel, which is still in the planning stages and, if approved, has a set completion date of 2011, would be built on the block of College Avenue between Sowers and Garner streets. Many venues located in the area would need to move to remain in business.

Architect Ed Olsen has said some businesses may be able to lease space in the new hotel building. However, specifics as to which stores may lease hotel space have not yet been determined.

"I don't think we have gotten that far, so I'm not sure who will want to stay there," Olsen said.

Property owner Charles Herlocher is a year or two from resolving the business relocation issues, Olsen said.

"[Herlocher] doesn't want to lose good tenants, but some will have to move at least temporarily," Olsen said.

Herlocher directed all questions back to Olsen.

Joe Yamma, general manager of The Cell Block, 420 E. College Ave., said it is too early to tell what the bar will do. He said he knew Herlocher had plans to build an eight- to nine-story high rise, but didn't know what the building would be used for.

"Going into it, we knew our lease was for a set amount of time," Yamma said.

Sharkies Bar, 110 Sowers St., is one of the businesses that will be relocated to a Herlocher property, Olsen said. Sharkies Bar will move into an existing building on the Calder Way side of the block. The hotel would be built on top of that building.

Unlike Sharkies, Yamma said The Cell Block has not discussed relocating to another Herlocher property.

"If the opportunity arose, we would love to stay in State College," Yamma said. "Nothing is set in stone."

Yogurt Express, 426 E. College Ave., will not be moving to a new location, but the store space may be reduced, Olsen said.

"[Yogurt Express] is the longest-term tenant in that building, and Mr. Herlocher has always accommodated him," Olsen said.

The rental space where Yogurt Express is currently located was originally two separate rental spaces, and it will probably be subdivided again, Olsen said.

The next step to get the hotel plans approved will take place at Monday's State College Borough Council meeting.

The council will need to approve Herlocher's plans regarding necessary zoning changes for the hotel's construction.

"If the plans get approved, we will then go back and spend more time developing the program for building -- we need to take whatever they approve and make the hotel and restaurant work within that," Olsen said. "That could be a month or a couple months, it's up to the borough."
