Kohl's Department Stores, Inc. may be coming to a location in Patton Township at The Colonnade Shopping Center off of North Atherton Street after the business submitted sketch plans to the township this week.
The site is between Lowe's, 249 Lowes Blvd., and Target, 315 Lowes Blvd.
"They haven't sent a final plan to us, but we're expecting that soon," Township Zoning Officer Ken Soder said.
Patton Township has deadlines for township submissions, the next of which is Dec. 7. If Kohl's submits its plans by that date, the planning commission would review the plans in the beginning of January.
The following township deadline submission is Jan. 4, with a target planning commission date review in February. The soonest the department store plans could be finalized is February.
Patton Township Board of Supervisors Chair Elliot Abrams said what Kohl's submitted was a "sketch plan" and nothing more detailed.
"If the issue comes to the board we'll consider all aspects of it and have ex-perts and engineers analyze topics such as anticipated traffic flow," Abrams said.
Soder said that between Dec. 7 and Jan.4, Kohl's could submit a more detailed plan.
"The entire site was going to a retail developer," Soder said. "There were hopes of a theater going in where Kohl's is looking at now, but there were no theaters interested."
The Patton Township Planning Commission is a body of seven township residents who are appointed by the Board of Supervisors. They make recommendations to the board for all proposed development and other land issues.
"We looked at the possible site plan. No rezoning is needed," Dawn Archibald, planning commission member, said.
Abrams said a Kohl's store coming to this area, considering public transportation to The Colonnade would be very accessible for people.
"It opens up opportunities for students to have more options when they're shopping and to possibly find employment," Abrams said.
However, Abrams said businesses could have concerns.
"If you're a businessperson and sold the things they sold, you'd obviously see it as a threat," Abrams said. "But Kohl's niche is a bit different from stores such as Wal-Mart and Target."
From a zoning standpoint, Abrams said the land was perfectly suitable for a business like Kohl's.
Kohl's and Colonnade representatives were unavailable for comment.
