State Theatre may make stores move

After 30 years at 130 W. College Ave., Gnomon Copy might have to relocate upon completion of the State Theatre donation, co-owner Skip Brightbill said.

Sunglass Hut, 128 W. College Ave., might also have to relocate.

The donation of the property, which includes the theater, Gnomon Copy and the Sunglass Hut, will come from land owner Sidney Friedman after Friedman State Theatre Inc., raises a total of $3 million for proper renovations, said Mike Negra, president of Friedman State Theatre, Inc.

"For the theater to provide the services that are necessary, it essentially requires us to use every inch of that property space," he said.

Brightbill said he and fellow co-owner, Wayne Pawell, learned of the possibility of relocation from Friedman this past summer, during their lease renewal. Brightbill said the new lease began on a month-to-month basis, because the fate of the property would be under question. Due to company policies regarding media inquiries, the manager of Sunglass Hut could only say the store does well there.

"Location is so important that if we just moved around a corner it could mean death," Brightbill said.

About a year ago, Friedman told Brightbill there was a possibility of turning the property into a retail area, and Gnomon Copy could have an opportunity to actually expand its space, Brightbill said. He said he later found out that all the space, including the business, would be used one way or the other.

"If it [the final usage of the space] wasn't for the theater, they would probably utilize every square inch just the same," Negra said.

Brightbill said he supports what's being done with the property, but he was a bit disappointed with how the situation was handled in the beginning.

"I expected that at least one or more people from the board would come to talk to us about it," Brightbill said. "We assumed they would respect what possibly would happen to us and let us know."

He said after he and Pawell became angry about not hearing from the board, they asked to talk to someone about the relocation, and someone came to discuss the situation.

"Two or three members of our board have discussed the situation with Gnomon Copy," Negra said. "We haven't talked to Sunglass Hut because it's a national chain, not a local business."

He also added that the board felt it was not necessarily their responsibility to contact the businesses, because they don't own the land.

As far as waiting for what may unfold, Brightbill said he and Pawell have their eyes open for possible locations, and Friedman is willing to help them.

"Sid's been a terrific landlord all the years we've been here," Brightbill said. "He said he would most likely have some available property."

Brightbill also said he is in support of the theater project.

"I'm happy for the saving of the theater, and renovating it and using it as a community venue," he said.
